In the mid-1990s, historically high yields and low interest rates meant leverage alone was enough to create high returns. Those days are gone.
Today, investors demand more than the returns available via a rising market. So do we. Since the end of the 1990s we have shifted our focus towards investing in properties to which we can add significant value through asset management.
Our approach to asset management is to spot what isn’t working or what could be done better in a property, and to fix it. We’re open-minded and creative in identifying how to exploit the potential, and then we execute with energy and painstaking attention to detail.
This typically involves working closely with our investment colleagues to develop a strategy that will maximise value. We partner with our development team to explore ways to add value through physical improvements and reconfiguring rental units in line with evolving tenant demand. We also believe our expertise in renegotiating leases to raise a property’s market value, while better meeting modern tenants’ requirements, is second to none.
