The CIT Advantage

Diagram of CIT's advantages

A team of outstanding people

CIT's team of some 45 professionals combine a genuine depth and diversity of experience. It spans property investment, development, asset management, financial analysis, research, legal, tax and financial structuring and accounting. Our track record speaks for itself – in 12 years we have delivered a 22% Investor IRR net of all fees and taxes on approximately £2 billion of European property sold as at the end of 2007.

Our interests are aligned with yours

CIT’s Funds have a strong and simple alignment structure that incentivises our Fund Managers to deliver strong risk adjusted returns. CIT itself invests in its Funds. So do our staff. Furthermore, the simple and clean fee structure dictates that investors’ commitments, plus the relevant hurdle, must be returned before the manager receives any carried interest on a whole Fund basis.

The ability to attract key staff

Offering team members the ability to earn real and meaningful levels of carry in their Funds and participate actively in the business helps us attract and retain top quality staff. This has enabled us to expand our areas of expertise with the very best people as the business has grown.

Strong investor protections

Our Funds have strong investor protections in place to incentivise managers to act in the investors’ best interests. These include a Key Persons clause, No Fault and Fault Removal clauses, diversification limits and an Investor Advisory Committee. The Funds also have first right of refusal on investment opportunities that fall within the core investment strategy of the Fund during the investment period.
